The Property

Thirty-eight townhomes on about four acres.

Apple Valley Townhomes is ten low buildings on Sioux Road, just off Bear Valley Road on the east side of Apple Valley. Nothing here is stacked. Every home shares a wall or two with a neighbor and nobody lives above or below you, so the floor is yours and so is the ceiling.

The two and three bedrooms are real townhomes: the kitchen, dining area, living room and a half bath downstairs, the bedrooms and the full bath upstairs. The three one bedrooms are on a single level. Every home's dining area opens onto its own fenced backyard with a deck.

Between the buildings there is open ground and sidewalks, a playground and a basketball court. Out front, eighteen private garages, and two laundry rooms on the property.

Will you qualify?

We publish what we look for, so you know where you stand before you spend anything on an application.

  • Monthly income before taxesAbout $3,150 a month for a $1,050 home, $4,185 for a $1,395 home. If you hold a housing voucher, this applies only to your share of the rent.3× the rent
  • Credit score625 or above
  • Employment or incomeContinuous, with standard documentation. Twelve months if you are self-employed.6 months
  • Rental historyNo balance owed to a current or prior landlord. In good standing
  • Housing vouchersWelcome. If you ask, we will look at your rent payment history or bank statements instead of a credit report, as California law provides.Welcome here

Every application is reviewed against the same criteria, in the order completed applications come in. Not sure whether you clear these? Call and ask before you apply.

Credit between 500 and 624, or income between two and three times the rent?

That is not automatically a no here. There is a second route to approval, and we will walk you through it.

The second route

Approval with a lease guaranty

If your credit or income lands a little short of the standard criteria, we can issue a conditional approval the same day and refer you to a lease guaranty service. The guaranty stands behind your lease the way a co-signer would, without you having to ask anyone you know.

You pay the guaranty's premium, which is quoted on your own situation rather than a flat rate, so there is no sticker price here. Your security deposit stays at one month's rent, nothing extra. Ask before you apply and we will get you the exact number.

The Backyard

The dining room door opens onto your own yard.

Every home at Apple Valley Townhomes has a fenced backyard with a deck, reached through the dining area. It is yours. A table and a grill on the deck, a garden along the fence, a place to sit outside in the evening without sharing it with the building.

The other thing that matters in the High Desert is the air. Summer afternoons run past a hundred and winter nights drop below freezing, and every home here has central heat and air conditioning, not a wall unit. The mountain view at sunset comes at no extra charge.

There is no income limit here and no waiting list. If you meet the screening above, you can move in.
