How to apply at Apple Valley Townhomes
Three steps: see a home, pick one, apply online from its listing. The fees and what we look for are listed here in full, so you know where you stand before you spend anything.
The steps
- Book a showing. Call or text (760) 840-2900, Provest Realty's Apple Valley office, and set a time. Showings are in person, by appointment.
- Pick an open home. Every available townhome is listed live on the availability page with its rent, size and date, and each links to its own listing.
- Apply online from that listing. The screening criteria below are applied to every completed application in the order they come in.
What it costs to move in
- Application fee: $50 per adult applicant
- Security deposit: equal to one month's rent, refundable at move-out less any damage. One month is the most California law allows.
- First month's rent
- No administrative fee
- A private garage, if you want one, adds $75 a month
Rent is set per home and moves with availability, so the live number on the availability page is the one to go by.
What we look for, and a second route if you fall short
We publish the screening standard so the right people apply: monthly income before taxes of three times the rent, a credit score of 625 or above, six months of continuous employment or income (twelve if self-employed), and rental history in good standing with no balance owed to a current or prior landlord. Housing vouchers are welcome, and the income standard applies only to your share of the rent.
If your credit is between 500 and 624, or your income is between two and three times the rent, that is not automatically a no: we can issue a conditional approval and refer you to a lease guaranty service that stands behind the lease the way a co-signer would. Ask before you apply and we will get you the exact number. After you move in, rent is paid and maintenance is requested online through the resident portal and the maintenance portal. The homes are one, two and three bedroom townhomes. The single-level one bedroom is about 660 square feet from $1,050 a month, the two bedroom townhome about 930 square feet from $1,395, and the three bedroom townhomes run to about 1,236 square feet. Every home has central heat and air, a gas range, and a dining area that opens onto its own fenced backyard with a deck. Each open home shows its current rent on the availability page.
